No. Homegrown Wealth Inc., Homegrown Wealth Loan, and HW Escrow are affiliated companies, and a referral between them may provide a financial benefit to Homegrown Wealth Inc. You are never required to use an affiliated company as a condition of buying, selling, or financing. Other providers offer similar services and you are free to shop around. You'll receive a written Affiliated Business Arrangement Disclosure at the time of any referral.
What does escrow actually do?
Escrow is the neutral party that holds the deposit and the documents while both sides complete their obligations. We collect the funds, prepare and coordinate signing, clear title conditions, liens, and payoffs, then record the deed and disburse the money. How long does a typical closing take?
It depends on financing and contingencies. A financed purchase commonly runs 30 to 45 days from accepted offer; cash purchases can close faster. Because the loan and escrow run in the same house here, we catch conditions early rather than discovering them the week of closing. Your specific timeline is set by the contract.
What do I need for pre-approval?
Generally recent pay stubs, two years of W-2s or tax returns, recent bank and asset statements, and authorization to pull credit. Self-employed borrowers should expect additional documentation. How much do I need for a down payment?
It varies by program. Some loans allow as little as 3 to 5 percent down; others require more, and jumbo loans common in this market typically require larger down payments. What does it cost to work with you?
